General Duties

• Investigate, determine failure mode, identify required mitigations, and perform repairs to GMP and Non-GMP HVAC equipment and supporting utilities; to include but not limited to:
  • Differential pressure excursions
    • Using the BMS/EMS systems determine if pressure cascades were maintained, or a cascade reversal occurred
  • Temperature excursions
  • Using the BMS/EMS systems to trouble shoot and trend
• Using P&ID's and trade specific drawings:
  • Identify components on HVAC and supporting utilities.
  • Identify hazardous energy control points (LOTO) and residual energy relief points
  • Provide redlines or as-builts for revision
• Provide objective factual/ data driven feedback for FMEA's, Root Cause Analysis, Deviation Investigations and Risk Assessments
• Maintaining and repairing air handling units, exhaust fans, fume hoods, fan coil units, reheat coils, and other associated mechanical equipment
• Monitor the operation and adjust refrigeration, heat exchanger, HVAC, hot water systems, chilled water, and air conditioning equipment, boilers, heating and ventilating equipment, pumps, valves, piping and filters, other mechanical equipment, record readings and making minor adjustments, when required to assure proper operation of equipment.
• Analyze the operation of various systems, determine the cause of any problems / malfunctions, and make recommendations to management on the corrective action as required.
• Performs preventive maintenance equipment.
• Conduct immediate clean-up of work area, returning tools to workshop, and unused supplies to storeroom.

• Prepare sketches or follow blueprints to determine the location of equipment and to ensure conformance to job specifications, including building and safety codes
• Use a variety of tools and equipment including measuring devices, and testing equipment.
• Determining the kind of tools and equipment needed to safely and competently perform work.

• Performs minor building maintenance and or support to other tradesman or technicians as required by business and operational requirements.
• Operate a variety of hand and powered tools
• Minor mechanical inspection, maintenance, repairs, and installation for general building repairs
• Perform snow removal on roof and around equipment as require

• Conforms and follows all safety requirements including but not limited to
  • PPE Requirements
  • All required work permits
  • JHA
• Achieve all targeted client KPI by successfully completing the following
  • Good Catch Near Misses
  • Work Order Schedule Adherence
  • Adhere to all Environmental, Regulatory, Statutory and Industry Compliance rules and laws
  • Complete all assigned training on-time

Requirements

• Extensive knowledge of refrigeration systems.
• 2+ year working in GMP BioPharma or Pharmaceutical industry preferred.
• State Refrigeration/HVAC License
• Certified in HVAC with a minimum Type I and II EPA refrigerant transition and recovery.
• Knowledge of OSHA standards and local codes.
• Troubleshooting and problem-solving skills are a must
• Ability to detect emergency alarms - auditory and/or visual and visually inspect buildings.
• Use of a Windows based PC's and programs
• Understand and use building automation systems (BAS/BMS) and work order system (CMMS)
• Assist other building maintenance team and FM with trouble-shooting, repairs and maintenance.
• Working knowledge of Fire Life Safety equipment
• Ability to frequently walk up and down stairs for inspections and emergency procedure practice or implementation.
• Ability to climb ladders up to 40 feet and lift 60 lbs repeatedly.
• Building inspections require getting on hands and knees to reach areas difficult to access.
• Valid state driver's license
